While it may not be the foundation or the walls, the roof of your home is what keeps you dry, secure, and safe.

The roof is one of the most critical parts of your home so should be evaluated by a professional regularly for defects or hail damage.

We aren’t going to lie to you: roof replacements are expensive. A roofing professional can analyze your roof for expected life.  They can tell you if there is hail damage and if there is, they can tell you if it’s extensive enough to warrant an insurance claim.  Sometimes they find defective shingles which are usually covered by the manufacturer.  They can also write up an estimated cost.

In the meantime, we’ve also put together a few warning signs for Colorado Springs homeowners. If you notice any of these things beginning to happen to the roof of your home, it is probably time to have a professional take a look at it.

1. Curling Shingles

Homeowners: if you notice that your shingles are beginning to curl inward or outward it could mean your roof has weather damage—not uncommon in Colorado Springs. Curling shingles can lead to leaks. They can ultimately mean your roof will need to be replaced within a few months to a few years, depending on the damage. Call a local professional for an inspection.

2. Ice Dams

If you have noticed ice dams on your home’s roof this past winter, it may be time for a replacement. Ice dams and icicles, while common in Colorado Springs, can be a sign of problems. They can also just mean you need to invest in ice and water shields for next winter. Have a professional take a look if this was a problem for your home this past winter.
