Can you believe we are less than one month away from the first official day of Fall? Many kids went back to school this week and Labor Day is right around the corner. We find that at this time of year, many buyers and sellers are calling our office worried that they missed the “hot season” to sell or purchase a property. Can we let you in on a secret though? Fall is actually one of our busiest seasons as real estate agents, and for a few reasons.

1. The real estate market begins to slow late Fall and into winter—right around Thanksgiving and Christmas. For buyers, this is a great time to snag a deal, especially on homes that have sat on the market for a while. Many sellers are motivated and don’t want their home to stay on the market through the holidays; this can lead to lower prices and quicker closing times. For sellers who don’t need their home to sell right away, Fall can also be a great time to list because of less competition and buyers who are eager to get into a home before Thanksgiving and Christmas.

2. Colorado Springs weather remains beautiful well into autumn, making the temperatures perfect for moving in or out of a home. Avoid winter snow or summer heat waves by listing your property in the Fall. Additionally, if you have kids, school days make for hours of solitude to pack boxes, clean, organize, and prepare for moving trucks.

3. Autumn colors make for a natural, low maintenance curb appeal. Crisp air, colorful leaves, golden flowers—need we say more?

4. Buying, selling, and moving into a new home often means upgrading some furnishings, appliances, paint, etc. Thankfully, buying a home in Fall means taking advantage of the numerous end of the year sales at home goods and furniture stores.
