Recently named one of the hottest real estate markets in the country, buying a home in Colorado Springs this year is not for the faint of heart. A seller’s market, homes are going for record prices, with multiple offers, and within hours. The secret is out: everyone wants to live and play in the Pikes Peak region.
Fortunately for buyers, not all neighborhoods are as well developed (or expensive) as Old Colorado City and The Old North End. While there are still gems to be found and renovated in these more coveted neighborhoods, we recommend looking elsewhere to get the best bang for your buck—especially if you’re willing to get your hands a little dirty. There is equity to be had all over this city, once overlooked neighborhoods are slowly changing. Here are some of the up and coming areas we recommend:
Downtown North
Ever wish you had purchased a home near Ivywild before the surrounding area became the hottest Colorado Springs neighborhood to buy a fixer-upper? Now you can.
A similar concept, The Lincoln Center on North Cascade is the new IvyWild—, especially for Central Colorado Springs. A re-development of the former Lincoln Elementary School, it houses a brewery (opening late summer 2017), barber shop, Crossfit gym, coffee shop, Pilates studio, and more.
The school is located on N. Cascade just south of Fillmore and Nevada. Home prices are high right next-door to the school, but a mid-century home a few blocks north and/or southeast of Fillmore can still be found for under $200k.
Northeast Colorado Springs
A little farther north, homes are selling fast in the North East Colorado Springs neighborhoods. Situated directly between Garden of the Gods/Austin Bluffs and Fillmore, mid-century homes are attracting millennials, young families, investors, and renovators. Prices are still affordable because of pawn shops and run down hotels in the area, but incoming breweries, close proximity to UCCS and the UCCS shopping center, and the recent announcement of new development on Nevada should have buyers intrigued. Equity is already building in this neighborhood—now is the time to get in.
Gold Hill Mesa Community
For those wanting a new, move-in ready home, check out the upcoming Gold Hill Mesa Community. Located just across Highway 24 and Old Colorado City, Gold Hill Mesa is a strategically planned neighborhood around the concept of New Urbanism. The community will include town homes, single-family homes, a spa, gym, art gallery, restaurants, retail shops, and more. With close access to downtown, Garden of The Gods, Manitou, and Pikes Peak, the location is worth a million dollars.
