Pleasant Valley|Marriage of the Old and the New

Pleasant Valley is quite desirable.  Why?  Because folks who appreciate the mid-1900s style homes remodeled with a trendy flare right next door to homes with the original vintage love it.  It was established in the late 1950s.  Just as the name of the area denotes, it is a valley, and tucked along 30th Street and I-24.  The location is wonderful as it is near quaint Old Colorado City full of shops and restaurants.

While there are family homes, there are also condos and apartments.  So you can find just what you’re looking for.   Homes in the neighborhood currently have a median listing price of $274,000, however, homes can range all the way up to $500,000s.

Rock Ledge Ranch and Other Parks

There are several parks found in the region.  The most well know is Rock Ledge Ranch and actually, Pleasant Valley was established on land that was previously a part of Rock Ledge Ranch.   Rock Ledge Ranch was built in the 1880s and is full of history.  Many events are sponsored there to the delight of the residents of the community.

There is a membership swimming pool in the area, Valley Swim Club.  The neighborhood is loved and known for its community feel.   Additionally, street names such as Friendship Lane or Ethereal  Circle, describe this area to a “T”.


The Cheyenne Mountain School District 12 serves Pleasant Valley, with schools ranging from Elementary to High School.  According to the school district’s FaceBook page, “Once again, District 12 is the highest-ranked large school district in Colorado and is ‘Accredited with Distinction'”.
